of the view that with over 30 café/food outlets in Peel there is no need for a further such outlet.

In addition there is no separate access to and from the upstairs flat. The occupants of the flat and any visitors would have to walk through the sandwich bar, which is deemed unacceptable. I enclose a copy of the objections received by Commissioners to this planning application.
