PLANNING STATEMENT

Job No. - 1.1669
Client - Kelly Luft Stanley & Ashton
Project: - Proposed First Floor Extension at 2 Sydney Mount

The present proposal is to form a new partner's office by extending above the present single storey part of the building. This single storey building was approved in 1990, No. 90/00399/B and was designed with parapet walls to allow upwards extension, the roof and foundations were originally designed to accommodate a further storey.

The use of the extension as stated is to form a partner's office. It is not intended to increase the office staff but rather better organise the space available. A small interview office will be created on the ground floor where the present first floor interview office will form the access lobby to the new extension. All finishes will match those existing.

It is also intended to create a roof garden with access from the existing second floor by alteration of an existing window to form a door with steps down.

The present use is offices and the proposed use on completion will be offices.

There are existing trees in the garden, indicated on the drawings, these are to be retained although it is intended to carry out pruning where overhanging the building. None of the trees affect the extension being at first floor level.

The proposals seek to maximise the usable area available contained within the footprint of the existing building.
