## Planning Statement

Project: - Ballacurn Farm: Extension of existing barns to form a Conservatory/Tropical Plant house

There have been a number of planning applications in relation to the outbuildings and barns, principally, 98/00588/A and 99/01167/B, Conversion of barns and outbuildings to create study and library accommodation, both these applications were permitted. There was a further application No 04/01244/B for a glazed extension to the barns, which was refused. Further applications No 07/00001/B and 07/00390/B for minor alterations to the barns were permitted. The work has proceeded to all parts in a satisfactory manner.

The present application is similar to $04 / 01244 / \mathrm{B}$ in seeking to provide a link between barns whilst also providing a light open space for the cultivation of large tropical plants.

It is the intention to address the reason given for refusal on the 17th August 2004 as:-
I) The proposed conservatory would detract from the character from the character and appearance of the barn group to the detriment of the scenic value of the area.

This application was mainly glass but the scale of the proposals could be considered unsympathetic to the existing substantial stone structures.

The present proposals seek to continue the main barn form though in similar materials, i.e. stone walls and slated roof with the smaller dog-leg barn simply abutting.

The new gable window is designed to suggest a 3-centred arched carriage doorway, a traditional feature, the main natural lighting will come from a large south facing patent glazed roof window in addition to the glazed carriage opening. Other windows are positioned in a random manner in line with the less formal existing windows to the barns. Roof glazing to the north, i.e. towards the main Ballaugh Road has been kept to a minimum and the pattern will be a heritage style.

The accommodation is basically a double height space for the cultivation of large tropical plants with a small study area at first floor level as an extension of the already approved library at this level.

The proposals are entirely consistent with the present use of the barns, i.e. study and library facilities and they respect the form and materials of the existing structures.
