R 1. Whilst the principle of a replacement dwelling has been acceptable, it is considered that the proposed increase in floor area would result in a dwelling which would detract from the character and appearance of the area by reason of its size and massing, and resultant increased visual impact. The proposal is therefore considered to be contrary to Housing Policy 14 of the Isle of Man Strategic Plan.

I confirm that this decision accords with Government Circular No 10/09, Delegation of Functions (Development Procedure), GC No 11/09 (Advertisements) and GC No 12/09 (Registered Buildings) all to the Senior Planning Officer
