### Officer's Report

SITE The application site is the residential property of Thanehurst, which is located on the north eastern side of Tromode Road. The site is zoned as predominantly residential in the Douglas Local Plan. To the north west of the application site is the residential property of Anthony Villa and to the south east is No. 1 Bray Hill, which is a shop with living accommodation.

### Proposed Development

This application is seeking planning permission to erect a single storey rear extension. The extension will project 3.5 m to the rear of the property and will be 6.11 m in width. The height of the extension will be 2.8 m to the top of the flat roof.

### Representations

Douglas Corporation does not oppose the application. The Highways Division of the Department of Transport do not oppose as there is no traffic management, parking or road safety implication.

Drainage Services of Douglas Corporation has no objection to the application. The occupier of Greenvale, Bray Hill has stated that "I would like to point out that the outlined designated parking is on our private ground, where there is only access to "Thanehurst" and the owner of the garage at the rear of number 3 Port-e-Chee, and permanent parking is not permitted [sic]."

### Assessment

The proposed extension is set to the rear of the property and will not be readily visible from the public highway. It is considered the proposed extension will not adversely affect the visual amenities of the locality.

In respect of the impact to No. 1 Bray Hill, the application site is set to the north west of the neighbouring property. There is a substantial boundary wall that separates the two properties. The proposed extension will only project approximately 300 mm above the boundary wall. It is considered the proposed extension will cause any significant harm to No. 1 Bray Hill in terms of overshadowing and loss of light.

In respect of the impact to Anthony Villa, Tromode Road, the application site is set to the south east of the neighbouring property. The neighbouring property has a conservatory. The proposed extension will not project beyond the rear elevation of the conservatory. It is considered the proposed extension will cause any significant harm to Anthony Villa in terms of overshadowing and loss of light. RECOMMENDATION It is recommended that planning permission be granted subject to conditions.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

The occupier of Greenvale, Bray Hill is an adjoining landowner and therefore should be afforded party status in this instance.
