### Officer's Report

#### The Site

The application site represents the curtilage of 30 Whitebridge Road, Onchan. This property is a detached dwelling located in an established residential area.

#### The Proposal

This application seeks approval for a conservatory to the rear (south) elevation in a back to front 'L shape.' The conservatory will measure 6.6m x 6m. The height of the conservatory will be 3.7m.

#### Planning Status

The application site is located within an area identified as an existing area of 'Predominantly Residential Use' in the Onchan Local Plan April 2000. The Isle of Man Strategic Plan 2007 contains a policy which is considered specifically material to the assessment of this current planning application - General Policy 2 states:

"Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:

- (a) is in accordance with the design brief in the Area Plan where there is such a brief;
- (b) respects the site and surroundings in terms of the siting, layout, scale, form, design and landscaping of buildings and the spaces around them;

appeal cases. The proposed conservatory cannot be seen by the public highway and a distance of approximately 23 metres will be kept between the rear of the proposed conservatory to neighbouring dwellings located to the south of the property.

**REPRESENTATIONS**
Onchan District Commissioners recommend that the application be approved.

**RECOMMENDATION**
For these reasons the proposal is considered acceptable and it is recommended that the planning application be permitted.
