MEMORANDUM

To: Jennifer Chance From: Chris Balmer Subject: Condition Date: 27/06/11 RE:- Erection of a GP Surgery and Community Healthcare Facility - Former Jurby Hotel Building, 28 Jurby Industrial Estate, Jurby - 09/01100/B The following condition was attached to the approval:- Condition 3 "No development shall take place until full details of both hard and soft landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details prior to the first occupation of the proposed Health and Community Centre hereby permitted. All planting shall be carried out in accordance the approved details in the first planting and seeding seasons following that first occupation. Any trees or shrubs which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation." The applicant has submitted the relevant detailed landscaping plan which shows the relevant information regarding the type of planting and location which would improve the visual appearance of the site, the new building and the area as a whole which currently is a little sparse of vegetation and landscaping. The hard surfaces are made up of tarmac for the main route in and out of the car park as well as around the car parking spaces, again which is acceptable. The actual car parking spaces would be paviours as would the footpaths. Again these are acceptable. It is therefore considered the submitted information for the condition is acceptable and it is recommended the conditions be signed off.
