In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the erection of a GP Surgery and Community Healthcare Facility as proposed in the submitted documents and drawings SC1052/P/100-00, SC1052/P/100-00, SC1052/P/100-02 REV A, SC1052/P/100-03, SC1052/P/100-04, SC1052/P/100-05 M4701 300 P1 and SAW/BT/IT B5008-001AR received on 24th June 2009 and 26th October 2009.

3. No development shall take place until full details of both hard and soft landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full

accordance with the approved details prior to the first occupation of the proposed Health and Community Centre hereby permitted. All planting shall be carried out in accordance the approved details in the first planting and seeding seasons following that first occupation. Any trees or shrubs which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation.

4. In the event that the existing bungalow has not been demolished when development is undertaken, then a 1.8 metre high timber fence must be erected along the two boundaries which are shared with the application site and the boundary of the bungalow, as indicated on drawing SC1052/P/10-02 REV A.

5. In the interest of highway safety visibility splays of 2.4m x 70m are to be provided and retained.

**NOTE** There are Underground Cables/Overhead Lines present in the area indicated in your Planning Application. Please contact our Network Operations Department, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.

Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 & GS6.

**NOTE** The applicant is requested to contact the Drainage Divisions Development Control Section to arrange the necessary site meeting to discuss the protection to the public sewers and the proposed foul sewer connection.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
