### Officer's Report

#### The Site

The application site represents the curtilage of Ballawattleworth House, Tynwald Road, Peel. The property is a large dwelling situated in substantial grounds on the north eastern side of the road.

#### Planning Status

The application site is located within an area identified as being of Predominantly Residential use by the Peel Local Plan. The site is not within the Peel Conservation Area.

#### Planning History

The following previous planning application is considered relevant in the assessment and determination of this application: 01/01444/C sought approval for the change of use from residential care home to dwelling. This was approved. 08/01647/B sought approval for the creation of a doorway in the rear garden wall. This was approved.

#### Representations

The Department of Transport Highways Division does not object to this application.

Peel Town Commissioners recommend that this application be approved.

There have been no privately written representations received in relation to this planning application.

## The Proposal

This application seeks approval the replacement of an existing lean-to conservatory with a uPVC conservatory with a hipped roof. The proposed conservatory would have the same footprint as the existing structure.

### Assessment

The application is very minor in terms of scale and associated impact. There would be no detrimental impact to the surrounding area or the existing dwelling. As such it is judged that public and private amenity would not be adversely affected as a result of this application.

It is recommended that the application be approved.
