Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2,

### Assessment

The application is proposing to replace an existing polycarbonate glazed canopy with a new PVC leanto glazed structure on a dwarf wall. The proposed structure is marginally larger than the existing structure; however, the proposal is not readily visible from the public highway as it is located on the dockside of the Sea Terminal. I consider the proposal will not adversely affect the visual amenities of the locality. I therefore recommend that planning permission be granted subject to conditions.
