### Officer's Report

The application site is not within a Conservation Area and nor is it a Registered Building. The site is located within area zoned as predominantly residential.

The application is seeking permission for replacement windows and doors to the rear of the property, which is not readily visible from a public thoroughfare. I consider the proposal will not adversely affect the visual amenities of the locality.

The application is also seeking retrospective permission for the front windows. The applicant has indicated in the application that the windows have been installed over 9 years ago. The windows do appear to have been installed some for time due to their general appearance. If the applicant has evidence to show that the window where installed 9 years ago without planning permission the windows would be lawful due to the expiration of time.

I therefore recommend that planning permission be granted subject to conditions.
