### Officer's Report

#### The Site

The application site represents the curtilage of Glenville, Glen Maye Hill, Glen Maye. The property is a traditional toe storey cottage situated on the northern side of the road.

#### The Proposal

This application seeks approval for various alterations to the property, some of which are internal and do not require planning permission. For the purposes of clarity, the elements of the proposal which require approval are:

1) the installation of replacement windows;
2) the installation of a replacement front door, and;
3) the installation of 2 Conservation roof lights to the rear elevation.

#### Planning Status

The application site is located within an area identified as being residential use by the 1982 Development Plan.

#### Planning History

The following previous planning applications are considered relevant in the assessment and determination of this application:

95/01669/B sought approval for the replacement of the front door and soils stack to the front elevation. This was approved at appeal. **REPRESENTATIONS** Patrick Parish Commissioners do not object to this application. The Department of Transport Highways Division does not object to this application. There have been no privately written representations received in relation to this application.

**ASSESSMENT**

The main issues to be considered in the assessment of this application are whether the proposed development would preserve or enhance the character of the property.

The proposed windows would reinstate the method of opening of the original windows and as such would enhance the appearance of the dwelling. The front door is of an acceptable design and the roof lights would be to the rear elevation and would be of an appropriate design.

**RECOMMENDATION**

Permit.

This approval relates to the installation of replacement windows, front door and the installation of two "conservation type" roof lights as shown by the plans and information 00246/1, 00246/2, 00246/3, 00246/4, 00246/5, 00246/6, 00246/7 and 00246/8 all received 17th February 2009 and Window/door details received 27th April 2009.

I confirm that this decision accords with Government Circular No 10/09, Delegation of Functions (Development Procedure), GC No 11/09 (Advertisements) and GC No 12/09 (Registered Buildings) all to the Senior Planning Officer
