## Planning Statement

### 43 Allan Street, Douglas

The present use is as a three-storey dwelling, it is the intention to demolish the property in conjunction with No. 43 Allan Street and replace it with a similar sized dwelling.

The property has been assessed by the Structural Engineers, MacOwan Collett as beyond reasonable retention, having suffered considerable structural movement.

It presently has hoarding to Allan Street and temporary protection to the lintols.

The property is considered dangerous in its present condition, in addition to providing what can only be considered an "eyesore" to the general streetscape.

The Structural Engineer has also assessed the likely remedial works to the adjacent privately owned property (No. 35) as minimal as there is little structural connection to No. 35 Allan Street, normal waterproofing and propping of the temporary exposed gable will be undertaken.

It is intended that the rebuilding will immediately follow demolition.

It is not possible to provide separate car parking provision for this property, but would rely on the Town Centre location, its existing use as a dwelling and the present street parking arrangements.

Although the works envisaged opening up the rear yard by replacing the present two-storey outlet with a single-storey cloakroom it is felt that the benefit of this alteration in terms of light, privacy and a more spacious yard area will be lost if parking is required to this area.

The replacement dwellings will reflect the existing terrace in terms of materials, form and proportion, replicating existing detail to Allan Street.
