PLANNING STATEMENT 31 ALLAN STREET, DOUGLAS 11th January 2009 Job No.- 16.1281 Client - Borough of Douglas Project: Internal & external refurbishment of the existing property in conjunction with No. 29 Allan Street

The present use is as a dwelling, this use is to remain.

The property is in a poor state of repair and it is now the intention to carry out remedial and improvement works, these summarised are:

Externally:

- Stripping roof and replacing with similar slate, carrying out any repairs and upgrading insulation.
- New PVC-U windows.
- New PVC-U fascias, soffits and rainwater goods.
- Making good render defects and re-decoration.
- Demolition of rear outlet and replacement with a smaller single-storey cloakroom/wc.

Internally:

- Re-wiring and re-plumbing.
- New bathrooms and kitchens.
- Provision of an oil fired central heating system.

The works being essentially refurbishment it has not been possible to provide dedicated parking provision, but would rely on the Town Centre position and present street parking arrangement.

It is intended that the works will bring the properties to a good standard, which will meet the present day expectations of both tenants and the Borough of Douglas. The works to the rear yard providing a more open and lighter environment.
