# 99/00585/B Layout Approval Conditions

## Conditions

1. Approval is hereby granted to the layout of plots, roads, sewers, public open space and landscaping scheme as indicated by the submitted plans. No approval is hereby granted to the size, type, or positioning of dwellings as illustrated.
2. The layout of plots, roads, and Public Open Space must be in accordance with Drawing No. SR/002/B.
3. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
4. No works shall be commenced on site until the estate road junction with the A10 highway including visibility splays has been set out and established.
5. No dwelling within each phase shall be occupied until the estate road within that phase (and any previous phase) has been constructed to at least base course level and adequately lit from the junction with the A10 highway up to the access to the dwelling.
6. No works shall be commenced upon the penultimate dwelling on the site until the estate road has been completed.
7. Prior to the occupation of each dwelling the vehicle parking facilities for that unit must be provided in accordance with the submitted plans and thereafter retained.
8. All new hedges and sod banks must be constructed in accordance with Planning Circular 1/92 "Manx Hedges".
9. All landscaping and planting (including new traditional Manx hedges) must be completed in accordance with submitted drawing 12.1376.01.001/A.
10. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
11. The drainage for the development must be constructed in accordance with drawings NE 70164/001/C; 002/C; 003/C; 004/A; 005/A; together with supporting calculations.
12. The proposed development must be connected to the main foul sewer.

NOTE: A Drainage Communication Fee will be payable to the Drainage Authority on this development
13. There must be no discharge of surface water to the main foul sewer.
14. The surface water drainage from the proposed development must only be connected to the public surface water sewers serving the adjacent "Church View" development as indicated by drawing NE 70164/001/C. No approval is granted to the discharging of surface water by any other method or route.
15. No dwellings shall be constructed on site until all necessary modifications have been made to the public surface water sewer serving "Church View" to the satisfaction of the Department of Transport Drainage Division.
