### Officer's Report

THE SITE:

The application site represents the rear of No. 17 Cronkbourne Village, Tromode, Braddan, a single storey dwelling within the Registered (Ref: RB 92) terrace of houses facing onto Ballafletcher Road owned by Braddan Parish Commissioners.

## PLANNING HISTORY

There have been a number of previous planning applications relating to the site, the following of which are considered relevant to this application:

- PA 95/01840 - Refurbishment and alterations to units and associated works as phase 3 of overall village improvements, 10-19, Cronkbourne Village, Tromode, Braddan. Application Permitted
- PA 97/01088 - Replacement of existing dwellings, Nos. 10 to 19 with 8 dwellings (incorporating extensions approved 95/1840) and associated site works and realignment of main road footpath, Application Refused
- PA 04/00474 - Installation of aluminium rear doors and frames to replace existing. Application Permitted
- PA 04/02092 - Registered building consent for re-rendering and repainting Application Permitted

THE PROPOSAL:

Proposed Registered Building consent to erect a satellite dish (In association with 09/00286/GB) rearward facing, down hill gable.

REPRESENTATIONS:

None at the time of the report.

ASSESSMENT:

As the property is located is a Registered Building (RB 92) the content of this application has been considered with particular regard to POLICY RB/5 ALTERATIONS AND EXTENSIONS as set out within Planning Policy Statement 1/01- Policy and Guidance Notes for the Conservation of the Historic Environment of the Isle of Man.

The location of the satellite dish has been the subject of some discussion with the officers of the Department. Given the proximity of the mature trees to the rear, the officers preferred option of locating the dish on the rear of the modern outshot is not possible. With this in mind, the current location is proposed which is considered to offer the best compromise between providing an adequate satellite reception whilst respecting the status of the Registered Building.

RECOMMENDATION:

Approve this application.

A3 1:500 location plan, 4 No. colour A4 photographs indicating the location of the satellite dish," and 2 No. black and white A4 photographs showing the type of satellite dish to be installed.
