# Planning Justification Letter

Dear Sir/Madam,

RE: Planning application, Baljean cottage, Laxey

In respect of the above, I would respectfully request that the following is taken into consideration when the Planning Committee reviews the application for a new dwelling:

- My clients, Mr & Mrs Marshall had initially considered extending the existing Cottage to provide a larger family home as they are planning to start a family, however since a complete renovation in 2002, the damp proofing has once again deteriorated and the cottage now requires a dehumidifier to be run almost permanently and black mould has returned to large areas of the house.

- The cottage backs onto a narrow lane (which has a width of 3.6m) and is used by private vehicles, farm machinery and cattle trucks. There is virtually no visibility when exiting the property and we feel it would be beneficial to site the new dwelling back from the lane, along with repositioning of the entrance visibility would be improved.

- Mr & Mrs Marshall, who have a keen interest in the environment, would like to take the opportunity to replace the cottage with a new energy efficient dwelling sympathetic to the surroundings. This includes solar energy to heat their hot water system, a wood burner and a highly insulated 'Structural Insulated Panel' building fabric.

- The shape and orientation of the new dwelling has been adapted to incorporate the splendid views towards Laxey bay.

- The new dwelling does not overlook any other property and would have the appearance of a two storey property. The new dwelling will be of a similar size to the neighbouring properties.

- The new dwelling falls well within, and far exceeds the Governments regulations for energy efficiency.
