### Officer's Report

#### The Site

The application site represents the curtilage of the detached property 17 North View, Peel. the dwelling is situated so as to front onto North View with the south eastern side elevation facing onto Links Close.

#### The Proposal

This application seeks approval for window alterations to the property. To the south east elevation there would be a new bowed window created at ground floor level. To the front an existing windows would be replaced and the corner of the property squared off.

#### Planning Status

The application site is located within an area identified as being predominantly residential use by the Peel Local Plan.

#### Planning History

There are no previous planning applications considered specifically relevant in the assessment and determination of this application.

## Representations

Peel Town Commissioners recommend that this application be approved. The Department of Transport Highways Division does not oppose this application. There have been no privately written representations received in relation to this application.

### Assessment

The main issues to be considered in the assessment of this application are the impact of the proposal upon the existing property, adjacent properties and the surrounding area in general.

The alterations proposed are considered to be minor in nature and associated impact. The proposed new window arrangement to the front of the property would represent an improvement to the appearance of the property and the new window to be created in the side elevation would not result in any unacceptable overlooking so as to affect the amenity of neighbouring properties. As such it is judged that the application is acceptable and accordingly it recommended that the application be approved.
