## Department Of Local Government And The Environment ### Memorandum To: Jennifer Chance, Development Control Manager From: Ian Brooks, Planning Officer Subject: Compliance with Conditions: PA 09/00139/GB - Repair works to existing dwelling and ancillary works within curtilage, including erection of detached garage, erection of fencing and lowering of ground level at side of house, PA 09/00140/CON - Registered Building Consent for repair works to existing dwelling and ancillary works within curtilage, including erection of detached garage, erection of fencing and lowering of ground level at side of house, Farm Hill Manor Farmhill Lane, Douglas Date: To consider the submission of details in accordance with conditions 3 and 4 of Planning Permission 09/00139/GB and Registered Building Consent 09/00140/CON, which were granted on 9th June 2009. Condition 3 stated: "PRIOR to the commencement of works, a sample of the 'stone flags to the rear, external yard must be submitted for approval of the Planning Authority and thereafter the works be carried out in accordance with the approved details." The applicant has submitted a sample of the proposed stone flag, which is a National Trust Polesden Lacey Flagstone. The applicants have also submitted a sample of the edging for the areas of the planting. The edging will be constructed using what is called "Antique Rope Edging Terracotta". The Conservation Officer is content with the samples to be used. I consider the detail submitted to be acceptable and accordingly, it is recommended that the details be approved. Condition 4 stated: "PRIOR to the commencement of works, a sample of the proposed tiles to the front entrance porch must be submitted for approval of the Planning Authority and thereafter the works be carried out in accordance with the approved details." The applicant has submitted samples of the proposed tiles along with a brochure detailing the names of the various tiles which are to be used in the project. The Conservation Officer is content with the samples. I consider the details submitted to be acceptable and accordingly, it is recommended that the details be approved. In respect of 09/00140/CON, an additional condition, i.e. Condition 5, was attached to the consent requiring some internal detailing. Condition 5 stated: "PRIOR to the commencement of any building works, further large scale (1:20 / 1:10) detail drawings of the skirtings, architraves and all new internal doors are submitted to and approved by the Planning Authority and thereafter the works shall be carried out in accordance with the approved details."
