In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 8th June 2009, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This consent relates to internal and external works to the existing dwelling as shown in drawing numbers 2369_ABD_001, 2369_ACN_300 A, 2369_APL_100, 2369_APL_101, 2369_ACN_301, Technical Data Sheet 'Harlequin Tanks - 2700BND Bunded' and A4 photographic booklet date stamped 29 January 2009.

3. PRIOR to the commencement of works, a sample of the 'stone flags' to the rear, external yard must be submitted for the approval of the Planning Authority and thereafter the works be carried out in accordance with the approved details.

4. PRIOR to the commencement of works, a sample of the proposed tiles to the front entrance porch must be submitted for the approval of the Planning Authority and thereafter the works be carried out in accordance with the approved details.

5. PRIOR to the commencement of any building works, further large scale (1:20 / 1:10) detail drawings of the skirtings, architraves and all new internal doors are submitted to and approved by the Planning Authority and thereafter the works shall be carried out in accordance with the approved details.

NOTE The applicant should contact Manx National Heritage in advance of the date of the start of site clearance or building operations, to be given the opportunity of inspecting the site from the commencement of earth movement and during excavation of all trenches (including service trenches) as deemed necessary and investigating any archaeological features exposed.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

**Guidance Note**

This decision notice is issued in accordance with Regulation 9(1) of the Registered Building Regulations 2005.

The proposed development must not be commenced until either:

- The time for requesting an appeal has expired; or
- Any appeal has been determined;

Whichever is the later.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.

If this determination is running concurrently with a planning application, the content of the registered building application is excluded from that consideration. If need be, an appeal against the determination of registered building consent must be made independently.
