### The Site

The application site is the curtilage of a detached dwelling known as Freshfields, Main Road, Glen Vine.

### The Proposal

This application seeks approval for the erection of a first floor extension above the existing attached garage which is located to the rear of the dwelling. The extension would provide an additional bedroom with en-suite.

### Planning Status

The application site is located within an area identified as being residential use by the 1982 Development Order. Within the Isle of Man Strategic Plan 2007, Paragraph 8.12.1, is relevant. This states: "As a general policy, in built up areas not controlled by Conservation Area or Registered Building policies, there will be a general presumption in favour of extensions to existing property where such extensions would not have an adverse impact on either adjacent property or the surrounding area in general."

## Planning History

The following previous planning applications are considered relevant in the assessment and determination of this application:

07/00097/B sought approval for the widening of the existing access. This was permitted. 04/02498/B sought approval for alterations and extensions. This was permitted.

### Representations

The Highways Division does not oppose this application. Marown Parish Commissioners do not oppose this application.

### Assessment

The proposed extension would be to the rear of the existing dwelling and would not be visible from the public thoroughfare. As such the amenity of the area would be preserved by this proposal.

The site is set lower in level than the land to the north and north east and given the distance from the shared boundaries, it is concluded that private amenity would adequately protected.

The extension would be finished to match the existing dwelling externally and has been designed so as to be subordinate to the main building.

Permit.

It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded Interested Party Status:

Accordingly the following parties are not granted Interested Party Status:
The Department of Transport Highways and Traffic Division is now part of the Department of Infrastructure of which the planning authority is part. As such, the Highways and Traffic Division cannot be afforded party status in this instance.

C 3. The external finishes of the extension must match those of the existing building in all respects.
