# Officer Planning Report Recommendation

## Planning Report And Recommendations [Table omitted in markdown export] ### Considerations [Table omitted in markdown export] ### Written Representations ### Consultations [Table omitted in markdown export] [Table omitted in markdown export]

### Officer's Report

#### The Site

The site is the curtilage of an existing terraced dwelling situated towards the eastern end of the properties fronting onto Castletown Promenade. The property is a two storey rendered building with a flat roofed central front porch and horizontally proportioned windows on each side at ground and first floor levels. Above the porch is an aperture which has been blocked in.

#### Planning Status

The site lies within an area designated as Residential on the Castletown Local Plan of 1991 and the draft Southern Area Plan which was published on 23rd October, 2009

#### Planning History

Planning permission was granted for the replacement of the existing windows under PA 07/1686.

#### The Proposal

Proposed now is the installation of a window in the existing aperture. This will be a single light to match that in the porch below.

#### Representations

Castletown Commissioners indicate that they do not oppose the application.

#### Assessment

The property is not within a Conservation Area and is not protected in any way and is not of particular interest or importance. The existing windows are modern and that which is proposed to be inserted in the frontage will not detract from the appearance or character of the property, in some respects it may enhance it and revert it back to its original appearance.

As such, the proposal is considered to be acceptable.

## **PARTY STATUS**

The local authority is, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (d), considered an "interested person" and as such should be afforded party status.
