## Reason(S) For Refusal:

1. The proposal represents development within the countryside contrary to the provisions of General Policy 3, Environment Policy 2, Housing Policy 4 and Housing Policy 7 of the Isle of Man Strategic Plan 2007 and policies L/RES/PR/1, L/OSNC/PR1 and L/OSNC/PR/7 of the Laxey and Lonan Area Plan Order 2005, which seek to protect the countryside and areas of high landscape value and scenic significance from unwarranted development. The justification put forward within the planning application does not outweigh the presumption against development set out by the land use designation and planning policy.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

Whichever is the later.
