Consultee : Lezayre Parish Commissioners Notes : ### Officer's Report SITE The application site comprises the curtilage of Snaefell Summit Hotel, Snaefell Summit, Lezayre, which is located at the top of the Snaefell Mountain. ### Land Use Zoing / Planning Policies The application site is within an area recognised as being an area of 'Land owned by the Isle of Man Forestry, Mines and lands board of the Government Property Trustees, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, nor within an area zoned as High Landscape or Coastal Value and Scenic Significance. The site is also within an where there are building height restricts in place. - Isle of Man Planning Scheme (Development Plan) Order 1982 - The Isle of Man Strategic Plan (20th June 2007) PLANNING HISTORY The previous planning applications are considered relevant in the assessment and determination of this application:- Minor internal and external alterations - 94/01479/B - APPROVED Construction of new sub-station - 94/01078/B - APPORVED PROPOSAL The application seeks approval for the installation of two pedestal mounted telescopes and three picnic tables, adjacent to the Snaefell Summit Hotel. REPRESENTATIONS Lezayre Parish Commissioners:- "Approve" The Planning Authority has received no privately written representations objecting to the proposal. ASSESSMENT The proposals are very minor developments which will have no adverse impact upon the appearance of the building or that of the countryside. The proposal will in fact offer a service to members of the public and therefore be beneficial to the site. RECOMMENDATION It is considered that the proposal would comply with the relevant planning policies of The Isle of Man Strategic Plan (20th June 2007), for the reasons set out in this report, accordingly, it is recommended that the application be approved. PARTY STATUS It is considered that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Lezayre Parish Commissioners The Department of Transport Highways and Traffic Division is now part of the Department of Infrastructure of which the planning authority is part.
