#### Reasons For Refusal:

1. The proposed building by virtue of its size, particularly its height and prominent location on the skyline as viewed from the south east: would represent an unwarranted intrusion into a generally open area which is not characterised by buildings of this scale. The Committee is not persuaded that there is sufficient need to warrant setting aside these concerns.

2. This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
