### Officer's Report

### The Site

The application site relates to the curtilage of 5-6 St Paul's Square, Ramsey. The existing building is within an area zoned as "Mixed Use Town Centre" identified on the Ramsey Local Plan 1998.

### The Proposal

Proposed is the erection of illuminated signage to the front elevation of the property. The signage would be constructed of internally folded aluminium fascia. The text and logo would be illuminated and would be acrylic, and the sign would measure approximately .

### Planning History

The previous planning applications for this site are not considered specifically material in the assessment of the current application.

### Development Plan Policies

The application site is within an area zoned as "Mixed Use Town Centre" on the Ramsey Local Plan 1998. It is appropriate to consider General Policy 6 of the Isle of Man Strategic Plan (20th June 2007).

### Consultations

Ramsey Commissioners have not commented. Highways Division have not commented.

ASSESSMENT
Given the nature of the proposal it is appropriate to consider General Policy 6, which states:
"Within our towns and villages, the display of external advertisements will be permitted on the site or buildings to which they relate provided they:
- (a) Are of a high standard of design and materials and relate well to the building and site on which they are to be displayed;
- (b) Are in keeping with and do not detract from the surrounding area;
- (c) Are located so as not to cause a highway safety hazard"

The site is within an area zoned as "mixed use", there are many premises within the surrounding area which have existing signage of various, sizes and styles.

The proposed signage would be similar to the existing signage; it is considered that the sign would relate well to the building and surrounding area, and would be in keeping with the other advertisements on the neighbouring properties.

The signage would be located so as not to cause a highway safety hazard, and would not detract from the surrounding area.

For the above reasons the application is considered acceptable and is recommended for approval. PARTY STATUS The local authority is, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered an "interested person" and as such should be afforded party status.
