In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:

## Reason(S) For Refusal:

1. The site is zoned as being within an area of High Landscape or Coastal Value and Scenic Significance and consequently would be contrary to Environmental Policy 2 of the Isle of Man Strategic Plan.

2. Due to the size, height and proximity of the garage from the neighbouring 'Briarcliffe House' it is considered the proposal would result in an overbearing impact upon the outlook of the occupants of 'Briarcliffe House', to the detriment of their residential amenities. Furthermore, the proposed garage directly adjacent to a residential property will likely increase the use of the site resulting in an increase in noise and general disturbance associated with activities of a garage to the detriment of residential amenities.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
