## Erection Of Kennels
### Melrose Cottage, St Jude'S Road, Andreas

Melrose cottage is a relatively isolated residential property on the St. Jude's to Andreas road. The cottage was redeveloped in 2005 onwards and a separate garage has also been built.

In December 2005 PA 05/01948/B for the erection of dog kennels, creation of a pedestrian path and hard standing for car parking and alteration to existing agricultural access to form vehicular access on part of Field 124158 was refused. The decision was not challenged at appeal.

The current application is different. The application is on land forming the residential garden ground of Melrose Cottage. This land is higher than that of Field 124158 and does not suffer from flooding.

The proposal is for two rows of 5 kennels each facing north-south into one another with a fenced in run on the west side of the kennels. The intention is to concentrate on boarding of working dogs. Due to their training the latter have less tendency to bark or create disturbance.

The number of kennels proposed is half that of previously and the orientation is at 90 degrees to the previous proposal. The design is based on A1 Kennel Design using light weight materials. The siting will relate as closely as possible to existing field bank on its north side and Manx hedge on its south side.

Also being to the rear of Melrose Cottage the kennels will be much more obscured from public view from the Highway.

Additional "hit and miss" fencing on the south side of the garden will reduce an noise interference and the northern edge of Field 124158 will be planted with tall shrubs.

Melrose Cottage has parking and turning for a minimum of four cars as well as a double garage. Based on the likelihood of there being no more than 2 visitors at any one time it is proposed to use this parking to also serve the kennels. Unlike the earlier application no works for this are required.
