### Site

The application site forms the residential curtilage of Baldromma Beg, Jurby Road, Lezayre, Ramsey, which is a single storey detached property, located on the southern side of the Jurby Road, and west of Ramsey.

### Department Policies

The application site is within an area recognised as being an area of "white land", under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; nor within an area zoned as High Landscape or Coastal Value and Scenic Significance.

Due to the site location, zoning and the type of proposal, the following policies are relevant for consideration:- "Housing Policy 16: The extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public."

PLANNING HISTORY There are no previous planning applications which are considered relevant in the assessment and determination of this application.

PROPOSAL The application seeks approval for the erection of a kitchen extension.

REPRESENTATIONS
Lezayre Parish Commissioners:-
"No objection."

The Authority has received no other privately written representations objecting to the application.

ASSESSMENT Housing Policy 16 deals with non-traditional dwellings or dwelling of poor form, and that no extension should be allowed which increases the appearance of the property from public view.

The proposal is a very minor extension which as a front projection of 1.6 metres, and width of 4.6 metres. The proposed finish would match the existing property.

The proposed works would not be apparent from the closest public highway (Jurby Road), given the property is sited 110 metres from the highway, the small scale of the proposal and given the boundary treatment which runs along the southern boundaries of the Jurby Road screen the property.

RECOMMENDATION Overall, the proposal would comply with relevant policy as stated within the Isle of Man Strategic Plan for the reasons given and therefore it is recommended that the application be approved.
