### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the re-development of site to create ground floor commercial unit and two apartments as proposed in the submitted documents and drawings (bw) as 01a, ae 01 a, ae 2a, ae 3a, (bw) ap 03 b, (bw) ap 04 and (bw) ap 05b all received on 25th February 2010, and cross sections of the shop fronts received on 18th November 2010.

3. The 1st and 2nd floor windows to the northern and eastern elevations are required to be timber sliding sash windows.

4. The roof(s) must be finished in dark natural slate.

5. No advertisement matter of any description shall be exhibited on these premises without the PRIOR written permission of the Planning Authority.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
