In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby APPROVE the following application made on behalf of:

**Proposal:** Alterations, erection of extensions, detached garage and re-direction of existing driveway (comprising amendments to PA 09/00263/B)
**at:** Longcroft, Ramsey Road, Peel, Isle of Man, IM5 2AQ

which was considered on 12th April 2010, subject to compliance with the conditions specified below.

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to alterations, erection of extensions, erection of a garage and the realignment of the existing driveway, Longcroft, Ramsey Road, German, as shown by HLK/09/0078/4, HLK/09/0078/5, HLK/09/0078/6, HLK/09/0078/2d and HLK/09/0078/3a all received 25th January 2010.

3. All planting, seeding or turfing comprised in the approved details of landscaping (Drawing HLK/09/0078/3a) must be carried out in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years

from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
4. The roof(s) must be finished in dark natural slate.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

## Guidance Note

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
