In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby **REFUSE** the following application made on behalf of:

### Reason(S) For Refusal:

1. The proposed parking arrangements to the rear are not satisfactory and consequently would lead to an increase in on-street parking, which would harm the amenity of others and result in highway safety issues. The proposed development would thus be contrary to General Policy 2 and Transport Policy 7 of the Isle of Man Strategic Plan 2007.

2. The proposed development would result in substandard living accommodation for future occupiers. The proposed development would thus be contrary to General Policy 2 and Housing Policy 17 of the Isle of Man Strategic Plan 2007.

This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
