BRIEF PLANNING STATEMENT

The proposed site is within the Conservation Area of Peel and currently has Planning Approval for the construction of two; 3 storey; 3 bedroom semi-detached houses. The existing planning approval (application no. 10/01002/B) is due to expire in September 2014.

The revised scheme consists of two, 3 bedroom semi-detached dwellings over 2 floors, with a reduction in floor area of 22m2 per property from the scheme currently approved. They will be of traditional construction with natural slate roof and smooth rendered external walls with paint finish to match the adjacent properties. Raised render banding around window openings and cast sills to reflect features on neighbouring properties have also been incorporated. A porch with a lean-to roof has been added to break up the main roadside elevation and afford more privacy to the primary entrance to the property.

The existing Manx stone boundary wall to Glenfaba Road has been retained with only a portion being remove to create an entrance area to each property. Each dwelling will have gated access to a private side garden area allowing refuse bins to be stored off the main road and out of sight.

Whilst no allowance for car parking has been made within the site this is no different than the previous application which identified a number of public car parking opportunities nearby, including the public car park at the junction of Glenfaba Road and St. Germans Place. A copy of this report has been included with this application.

In summary, we consider that this reduced scheme is not dissimilar to the original approval, will be sympathetic to neighbouring properties and not detrimental to the local area.
