## Department Of Environment, Food And Agriculture ### Planning & Building Control Directorate #### Memorandum To: Jennifer Chance/Sarah Corlett/Steve Butler/Abigail Morgan From: Chris Balmer Subject: Condition 10 8 Date: 09/02/2018 **RE:- Stable Block, Praslin, Grenaby Road - 14/00484/B - Demolition of existing stables and erection of an equestrian building to provide stables and indoor training arena and construction of banks to north and east** The following condition was attached to the approval:- **Condition 10: 8** "Notwithstanding the landscaping details provided, no development shall take place until full details of soft landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the soft landscaping works include planting along the entire western elevation of the building within the adjacent field (Nr 421019) and the height of the grass bank on the east side (which should be at least 1.5m) with planting on top of that bank of native species (gorse and hawthorn or any other appropriate species). All planting, seeding or turfing comprised in the approved details of landscaping and the erection of the bank fronting the entire eastern elevation of the building must all be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the building, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species." Following a number of discussions and plans; the applicant has now provided details which are considered acceptable to approved condition 10: Works include the mixture of newly created earth banks (was initially considered acceptable as scheme proposed building barn into ground) and landscaping around the site. Of particular importance is the planting of gorse along the northern boundary (annotated D on submitted plan) which will reinforce the existing 1.5m high grass bank. Accordingly, from the information provided it is recommended that the conditions be signed off.
