# Refusal Reasons 98/00266

1. This largely green site at present contributes beneficially to the open space separating Castletown from Ronaldway; the introduction of a larger building and a car-bark in 35 cars would reduce considerably this contribution, and would lead to the gradual coalescence of the built development at Ronaldway and Castletown.

2. The land is not zoned for built development on the 1982 Development Plan; the proposed development would thus be contrary to the land-use zoning on that Plan.

3. The additional visual impact, and the activity on site (particularly at Shift change-over times), would have an adverse and unreasonable impact on the amenities of the residents of Brookfield Avenue.

4. It is not clear that the development could be satisfactorily drained.
