### Description And Explaination For Proposed Amendments

1. **Amendment** - Lower ground floor - omit front basement accommodation (framing front garden). Create new sunken garden with oriel bay window above, and new external store, walkway, and escape stair.

**Explanation** - High financial cost of creating new basement accommodation, that is not required and would be surplus to the owner's requirements. Creates valuable external space on a tight urban site, it increases levels of natural light available in the new lounge, reducing the need for artificial light. The front façade remains unaltered when viewed from the road.

2. **Amendment** - Front façade - omit non-traditional front mouldings and reintroduce traditional details to match surrounding buildings, replace front uPVC windows with timber.

**Explanation** - In the interest of the character of the streetscene and heritage of the building.

3. **Amendment** - Ground floor Hall, W.C and Cloaks - omit and replace with new glazed conservatory.

**Explanation** - Improved internal layout creating a more useable and connected living space, benefitting from large levels of natural light. Also, improved natural light levels for adjacent rooms reducing the need for artificial lighting.

4. **Amendment** - Rear elevations - introduce and integrate high level clerestory windows to the new Craft Room and Master Bedroom, including contemporary 'floating' fascia detail. Introduction of the third-floor high level metal standing seam cladding and contemporary metal facia detail, reflecting the clerestory windows on the lower levels.

**Explanation** - Internally the detail provides large levels of natural light, transforming the feel of the rooms away from the traditional darker interiors found in townhouses. Externally the detail creates a bespoke and contemporary design element. Together with other noted changes this creates a rear elevation that enhances the property. The windows are set a minimum 1.9m above the floor and therefore privacy for neighbours is retained. The increase levels of natural light will reduce the need for artificial lighting.

5. **Amendment** - Rear Elevations - Glazing fenestration amended, including change from uPVC to polyester powder coated metal, installation of integrated louvres and integration with new high-level clerestory windows.

**Explanation** - Metal framing system allows the main glazing to be integrated with the high-level clerestory windows and louvres. It also allows the system to be 1-hour fire rated where required, given the proximity to the site boundary. The louvres provide the required ventilation (extract and intake) for the building's MVHR system, a requirement for Passivhaus certification. The glazing fenestration has been simplified, with the changes adding to the new contemporary rear design.

6. **Amendment** - Installation of low-level Photovoltaic Panels.

**Explanation** - Providing renewable and environmentally friendly power to the house and via export to the grid, all inline with the Government's carbon neutral agenda.

7. **Amendment** - Third floor rear external balcony.

**Explanation** - Creates valuable external space, proposed high level (1.8m) obscure glass balustrades to side boundaries retains light and privacy for neighbours.
