# Planning Justification Statement

The garage workshops, stores and car showroom, located on the site do not provide any positive contribution to the character or appearance of the Conservation Area. The applicant considers the proposed demolition of these building structures are not in conflict with the Policy CA/6

## 4.0 Summary

The commercial challenges of maintaining a profitable car trade business within Peel has influenced the present owners of Empire Garage, to consider alternative redevelopment opportunities on their privately owned sites. The existing accommodation on the site is slowly becoming redundant.

The existing sales office, commercial garage/workshops and external stores offer no historical, architectural, civic or conservation value to the Conservation Area of Peel. It is therefore proposed these structures are demolished, allowing the proposed redevelopment of the site and therefore satisfying Environmental Policy 39 of the Isle of Man Strategic Plan.

The redevelopment proposes a mix of five 3 storey Town houses and twelve (1 \& 2 bedroom) residential Apartments. Please refer to the concurrent planning application, (submitted on 22.02.19), for details of the redevelopment proposals.
