### Location

The existing property is a large industrial unit that has for many years been actively used as commercial riding school. The position is well set back from the highway behind the filling station off a major arterial road within the village of Kirk Michael.

### Access

An established vehicular access exists, that has served not only the riding school, but a once busy equestrian yard / farming operation & several residences. A private lane affords access to the barn & other remaining properties. It should be pointed out that the stables & riding school were in constant operation 7 days a week - with a wide variety of vehicles from cars & 4x4's with horse trailers up to large horse boxes & agricultural plant that were regularly entering & exiting the facility. Lessons were conducted hourly with up to 8 students per session.

### Proposal

The riding school is no longer commercially viable.

Our market research has proved a need for this very type of development within the locality, indeed at this early stage we have had many such expressions of interest. The units are aimed at small businesses / start ups - Using the existing structure we propose 8 units each measuring around 1600 square feet in area. It is the company's intention to completely renovate the building - having had a full structural appraisal by AB Engineers we intend to remove the existing unsightly cladding & replace with modern insulated cladding - in line with other units recently built across the Island - to provide a high quality development.

### Hours Of Business

Beyond the constant use of the equestrian facility - we intend to have more control of operation

- Monday - Friday 8am - 5.30pm
- Saturday 8am - 2pm
- Sunday 10am - 1pm

### Tenure

Leasehold terms to be discussed with the landlord

### Parking

Our proposal achieves 1 space per 50 square metres of floor area - loosely 3 allocated car parking spaces per unit plus adequate space within the units themselves.
