- Reserved matters application in relation to approval ref 16/001399A
- Detailed approval for proposal for Plot 1

at Field 612728 and 612727, Baldrine Road, Baldrine.

Reserved Matters application.

This application is to discharge some of the reserved matters namely: -

- C2 Apply for approval of reserved matters with 2 years of the approval date (Approval date (post appeal 20th December 2017)
- C3 Approval of details of Siting, design, external appearance, Internal layout, landscaping and drainage of the site.
- C11 To Demonstrate how the 2 sites of Archaeological interest are to be protected from damage and adequately safeguarded.
- C12 to provide details and positions of all trees on the site and measures of protection.
- C13. To demonstrate that the proposals would not have an impact on the MER.

1. C2 - This application is submitted before the expiration of 2 years from the date of approval - 20th December 2017.
2. C3. The plots are identified on the site plan, and the application is for the detailed location of the proposed property to Plot 1.
   - Drawing 18/2710 - shows the property proposal in detail, with floor plans, elevations and a site plan.
   - Drawing 18/2710 -08 - shows the Landscaping proposals
   - Drawing 18/2710 - 10 Shows the drainage proposals
3. C 11. Drawing 18/2710 - 03 - Proposed site plan identifies the areas of Archaeology and the protective fence to be erected.
4. C12. The trees on the site have been recorded in terms of position, species and location. These have been shown on drawing number 18/2710/ 07 and referenced to a schedule with a photographic record. The proposal includes the root protection area to be identified with a protective fence, which is located on the plan. Works are not proposed within these root protection areas.
5. C13. The Mer have been consulted at the initial stages prior to the application of approval in principled had been approved. The drainage proposal show that the surface water run of from the roads is to be collected and put to a soakaway on site. The individual plots will have their surface water collected and discharged within the plot to a soakaway, this not adding to RW discharge to the Railway line.

Plans, elevations and as site plan have been included for a proposed property on plot 1. This is a property of Approx 346 sq m, with integral garage and sufficient outdoor space to provide adequate residential amenity space and parking with the plot curtilage.
