# Planning Justification Statement

## Application for Planning Approval: The Old Barn, Tholt-y-will

Jons Country Ironwork is a local successful small company that specialises in producing small boutique gift items that sell worldwide via our website to customers around the world. Jon is also a fully qualified and insured farrier serving clients island wide.

We would like to utilise the building to its full potential by serving as a business premises for the company for blacksmithing and farriery. We intend to create a forge and workshop area in the lower part of the building where our products can be made. We don’t intend to trade from the building – therefore no retail. Our products are small gift items- we don’t require any heavy machinery as we do not fabricate any industrial items.

The building has become redundant for its original use which was a stable block – it has in past years been converted to a café, but this has proven not to be viable as an all year-round sustainable business. Due to this the building has stood empty which has resulted in signs of disrepair. We intend with an approval of change of use to care for and make a success of this existing interesting building in the countryside.

As previously mentioned, our business is small – employing 3 people which would not impact any increase in traffic or the use of parking facilities. The car parking facilities are used by visitors of the Glen – at no point will our presence at the building have any impact in those available parking spaces.

An approval of change of use, we believe would enable us sympathetically to ensure that the building is cared for in conjunction with DEFA. Also the traditional crafts of blacksmithing and the art of farriery is kept alive.
