Dear Madam,
Re: Proposed conversion of and extension to existing garage/workshop and store consisting of rear extension and addition of first floor level above and construction of new detached garage building at Mayfield, Main Road, Colby, Isle of Man, IM9 4LW for Mr \& Mrs Stephen Gardner.

We are pleased to enclose four copies of our drawings numbered, 1913140,1,2,3, showing the site and location plans, existing and proposed floor plans and elevation drawings, along with photograph sheets 1-5, for the above mentioned proposed works, with four copies of the planning application form duly completed and the planning submission fee of £ 300.00 payable to The Isle of Man Government.

Two copies of the enclosed drawings and planning application form are for onward transmission to the Design Division of the Department of Transport and the Local Authority, for their consideration.

We would be obliged if you could place this application on the Agenda of your next Planning Committee Meeting and advise us of the outcome in due course.

Members of our family have lived at Mayfield for over 50 years. We ourselves took up residence in 1981. We have raised our 4 children here; 2 still live here and the other 2 return frequently from the U.K. with partners and family for visits. We are hoping to carry on living in Colby (where we have established roots and play an active role within the community) for as long as possible and in order to do this we are trying to ensure we will have appropriate accessible accommodation available as we get older.

In the immediate future we are hoping to make provision for an elderly parent who currently lives alone, by creating a fully accessible "Granny Annexe". Its design provides accessible ground floor bathroom and bedroom facilities which are not provided within our existing property, and will enable us to provide full support at home. We understand this to be in line with current Government policies of providing care in the community (one of the Department of Health and Social Care's 5 main goals in its current strategy; "help people to stay well in their own homes and communities, avoiding hospital or residential care whenever possible"). Our proposed plans also provide accommodation for a full-time carer within the annexe if required in the future.

The location of our property is ideal for continuing to support us and our family in the future as we are on a level site (no hills to worry about), we have a bus stop right outside our gate and the village shop/pub is just a short walk away. It is important for us to be able to stay within our own community as we get older, keeping in touch with friends and neighbours and maintaining our long term involvement in local village events. Having suitable accessible accommodation available (as proposed in this application) would facilitate this and enable us to support our family living with us when required.

As the development of the annexe building will result in us losing our existing garage/workshop we have included plans for replacement provision in the form of a detached garage alongside the driveway. This also includes hobbies area (woodwork/handicrafts) and additional storage space.

The proposals in this planning application are in-keeping with the existing property and retain a modest proportion of total development of the plot considering its size. They do not include any changes to the access to our property from the main road, or to the driveway itself. The annexe will have no separate access requirements (using the current driveway) and should cause no significant increase in vehicles accessing the property.

We hope that by securing permission for this application we can future-proof our continued residence in our local community of Colby. In the nearer term delivering these proposals will also enable us to support an elderly parent to continue to live independently (supporting care in the home should this be required in the future), as well as welcoming our children and their families for occasional visits back to the Island.
