## Design Statement In Support Of Retrospective Window Changes And Flll Installations At The George Hotel

The intention under PA 17/00571/GB and 17/00572/CON was to move the Kitchen downstairs and create two additional bedrooms where the Kitchen sat.

However, rather than embarking on major change it was agreed that refurbishment of the existing Hotel was deemed more relevant to improving its long term viability.

Following consultation with the Conservation Officer over internal matters, planning permission for the revised scope of works was applied for December 2017. PA 17/01332/GB and Registered Building Consent application 17/01333/CON refers.

The pub was closed for refurbishment January 2018 and during that refurbishment a decision was made to change the boiler from oil to gas fired in order to be more energy efficient and relocate it within the plant room areas that already prevailed adjacent to the Kitchen at first floor level.

This change entailed a small flue on the lean too roof being installed and window 19 being changed to a louvre for improved ventilation. The impact of these changes is nominal and indeed could be considered betterment as removal of the oil tank compound from within the beer garden enabled the line of the beer garden to remain more or less as with the associated benefits of no encroachment into the car park area -see separate application for fencing associated with the beer garden.

With regard to Window 20 the new canopy extraction flue is simply a replacement of the previous flue. The flue size was arrived at by calculating the room size, the appliances and the people in the room to get the correct extraction rate to comply with current health and safety legislation, with its position being the most suitable given the layout of the Kitchen, its size and also for noise levels and dispersion of smells / fumes etc.

The enlargement of the flue required a greater element of the existing infilled opening to be filled in, with a smaller replacement window simply infilling the remainder of the opening. A vertical glazing bar can be added should that be considered more in keeping with what was removed.
