Dear Sir/Madam,

Please find enclosed, amended documents for applications:

**PLANNING REF: 20/00178/B & 20/00179/CON.**

**ADDRESS – 16 SELBORNE ROAD, DOUGLAS, ISLE OF MAN**

These amendments following various discussions had with Mr peiran Shen and Mr Ross Brazier. A site meeting was also had with Mr Perian Shen and Mr Ross Brazier on Friday 5th February 2021.

The amendments follow on from the correspondence and subsequent agreement in principle from both of the above to the sketches sent through via email.

The amendments to the current application are as follows:

1) First floor roof design altered. The outrigger is to be demolished and rebuilt like for like with the pitched roof.

2) A flat roof infill aspect is proposed to the first floor outrigger. This is to be set back 1 metre.

3) Air Source Heat Pump relocated to ground floor flat roof extension in recess. As per noise impact assessment, result is below permitted 42dB(A).

The above have been done to preserve the character of the Conservation Area which the current roof design was not deemed to do.

#### Background

Various discussions have been had between Agent, Planning Officer and Registered Building Officer relating to this application. The RBO was not in full acceptance of the upper floor rear extension roof design. For clarity this was a crown roof design utilising a dummy pitch with flat roof behind. The reasoning for this was to position the proposed Air Source heat Pump in that location as it was the most efficient location for the property.

A site meeting was had on Friday 5th February 2021 with Agent, Planning Officer, Registered Building Officer, Client and Contractor to discuss the proposal and come to a resolution.

A revised roof design was created, sketch sent for review and agreed in principle with the Planning Officer and RBO via email.

The proposal is now:

- Proposed existing outrigger to be demolished and re built like for like in block cavity construction.
- Existing slates will be put to one side and re used where possible. New slates will replicate existing.
- A infill extension is proposed to the first floor rear that is to house an en suite. This will be set 1 metre back from the main rear building line.
- The Air Source heat Pump will be located to the ground floor extension flat roof in the recess and be below 42dB(A). Noise impact assessment completed and with this application.

#### Conclusion

This revised proposal now preserves and respects the Conservation Area and the immediate surroundings.

The outrigger flow from each house to the next remains which is important to the continued continuity of the Conservation Area.

The set back en suite extension does not impact the flow of the outriggers and will be barely visible from the public eye and is purely a secondary element to the building.
