### Ref: Errection of a garage, garden store with link to the main building and an en-suite bedroom at Jandakot, Old Castletown Road, Port Soderick

### Location

The property is accessed via a private lane off the Old Castletown Road, Port Soderick and cannot be viewed from the main road.

### Objective of the planning application

Our property stands on a large plot of land and it would be more appropriate to extend the property to the side and rear rather than extending into the loft or extending towards our neighbours property

The existing garage is undersized and we are unable to use it to park our car. The drive leading to the garage is substandard and there is no turning area. We have therefore positioned the new garage with a turning area in front of the garage and thus there will be less distance to travel up the access lane to where the proposed new drive / garage will be.

The side extension would mean less disruption in the house whilst work is ongoing. This would then give us a new combined kitchen/dining area with an adjacent

functional utility area. The utility room would lead to a secure two car parking garage and storage for gardening equipment.

As the property has only one small existing shower room, the replacement of the existing garage with an en-suite bedroom will provide us with an additional bathroom for myself and my wife whilst providing a modern family bathroom for our family.

The house has not had any suitable maintenance since its construction 40 years ago and is in need of being fully modernised and insulated to provide us with a suitable functioning home for the future.

**Considered approach**

We have considered the impact to our immediate neighbour by locating the garage at the furthest point away from them. The view from the main road will be insignificant and will not affect the profile of the house in depth or height. We considered the permitted development plan option but, however, this would have been an eclectic mix of extensions and as proposed it would be more harmonising.
