# Planning Justification Letter Crasters

## Dear Sirs

**Re: Barn Cottage, Ballakeiog, Bollyn Road, Ballaugh**

We would be grateful if you could consider our application for Outline Planning Consent to demolish an existing cottage and ancillary buildings and build a detached dwelling at the above location. We have agreed to purchase the land provided we could obtain Planning approval in principle.

### The nearby area

All the adjacent properties, apart from the Chapel in the wood (current planning permission held for residential use by another applicant) are of 2 storey construction.

### Existing Dwelling

The existing dwelling is a run down cottage and ancillary out buildings. The square area of the existing buildings is 139m². However, we believe part of one of the buildings has already been demolished to create the entrance to the plot. On studying the land registry plan, we believe that approximately 40 to 50 m² of building has been demolished and removed. Therefore the total buildings would have been 180 to 200m².

The land behind the cottage is used as a dumping ground for foliage and trees and also a storage area for various commercial vehicles and machinery, and other items not in keeping with the countryside.

### Proposed Dwelling

The proposed detached 2 storey property would have a footprint of 150m² giving an overall floor area of 300m². The plot extends to over 960m². Also within the proposal would be a detached double garage. The property will be built further into the plot and the north elevation facing the road would be faced with a mixture of natural stone (not panel system) and natural wood cladding. The roof would be natural slate and the other three elevations not seen from the road would be rendered block work with glass elevations facing south. The proposed windows to the north elevation would be double hung sash windows.

On removal of the existing cottage and buildings which form the boundary to the road, the boundary will be reinstated with a natural sod hedge in keeping with the area.

## Conclusion

We believe that the proposed development (which would be our home) would enhance the area and given the natural materials we are proposing to use to the north elevation would be in keeping with any proposed new development in the countryside.

Also the proposed scheme would remove some old crumbling properties which are of no architectural value to the area and remove some commercial activity from the land.
