### 1.00 The Site

The site is a brownfield site, having been previously occupied by a workshop and retail unit.

These existing buildings are severely dilapidated and are an eyesore on the Quay.

The site is immediately adjacent to The Net Loft Apartments and Boatyard Restaurant on the southern boundary. To the north is the Bespoke Motors car sales site. To the rear eastern boundary is an old stone workshop also owned by Peel Properties Ltd and the Castle Street Gardens beyond. The site overlooks the Marina and extends directly to the back edge of the footpath.

### 2.00 The Proposal

The proposal is to develop the site with ground and first floor retail use housing a coffee shop, bar and restaurant over two floors.

There are Apartments to the second, third and fourth floors all with their principle living space facing towards the Marina. There are balconys to all apartments.

The coffee shop, bar restaurant at ground floor has been designed with an open colonnade to the frontage with glazed folding doors set back to give a covered sheltered seating area and above at first floor is an open terrace with views out over the Castle and Marina.

The architectural treatment is similar to that of the Net Loft Apartments adjacent, with the first floor and above set back behind the line of the colonnade at the low level.

### 3.00 Car Parking

Eight car parking spaces are proposed, located to the rear of the building with an allowance of one per apartment and an additional two spaces for the retail units.

In accordance with Parking standards Appendix 7 of the Strategic plan, the site is considered to be Town Centre and within easy reach of all amenities and the Bus Stop is located behind the site in Church Lane and on the Promenade and is therefore afforded good public transport links.

The Strategic Plan the Strategic Plan under section A.7.1 allows consideration for the reduction of the requirement on previously developed sites. This site is a brownfield site having been previously developed as noted in section 1 of this statement.

In addition there is also ample public car parking nearby in at Market Place/Church Lane and the House of Mannanan.

## 4.00 Consultations

Pre application consultations have been held with the Planning Officer, Sarah Corlett who also consulted with the former Conservation officer and together made comments on the various schemes proposed resulting in the present application.
