# Replacement Dwelling Planning Statement

Dear Sirs,

**RE: Approval in principle planning application for replacement dwelling at "Croit Aust", Andreas Road, Lezayre. Isle of Man. IM7 4EF.**

Please find enclosed copy of our planning application prepared in connection with the above together with the following planning statement prepared to assist your department in processing the submission.

This application is to obtain outline approval for a replacement single storey or 2 storey dwelling located in the existing grounds of "Croit Aust".

The proposal also seeks approval to discharge proposed siting and means of access.

**EXISTING BUILDINGS AND SITE.**

Existing buildings on the site consist of a single storey dwelling with a footprint area of 61.41 square metres and a detached timber shed with a footprint area of 22.89 sq metres. (Combined area at 84.3 square metres)

The overall area of the site outlined in red equates to an area of 742 square metres. The applicants also own and are in control of all the land outlined in blue on the submitted drawings.

There are two very narrow vehicular accesses points onto the highway and it is relevant that the parking space in front of the existing dwelling has no turning space within the site.

**ROPOSED DWELLING.**

The proposed footprint indicated within the application is **indicative only** and meant for guidance purposes only. The footprint indicated measures 12.5 m x 8.2 m which equates to an area of 102.5 square metres. Any detailed design would be subject to a future reserved matters application, should this submission be successful.

The proposed dwelling would be designed in consultation with the planning department and comply with planning circular 3/91. All finishes would be suitable for the location.

Windows would be vertically proportioned with substantial concrete sub cills.
Roof would be dark colour slate at appropriate roof angle.
A suitable landscaping scheme would be included within any future reserved matters application to help screen the proposals from public view.

## Site

The site can be adequately serviced with electric and water.
Surface water drainage would be disposed off via soakaways on site.
Foul drainage would be disposed off via a new Klargester Biodisc tank.
The 2 existing vehicular access points from site are narrow and dangerous.
The proposal would include for the formation of a new single vehicular access from the site with improved sight lines and manoeuvring space.

Seven trees would require removal as indicated on the site plan (trees numbered 1 -7) however it may be possible to relocate the 3 existing palm trees elsewhere on the site (trees numbered 2,3 and 4 )

It is relevant that the proposal forms part of an existing residential curtilage.
