## Re: Proposed Replacement Stables at Ballaveare, Old Castletown Road, Port Soderick, Isle of Man

Please find enclosed a planning application seeking permission to construct replacement stables and garden store at the above property.

### Existing Stables

The existing stables and storage are a mixture high and low level single storey building with flat roofs. The walls are finished in variety of materials such as pointed block work, render and corrugated sheeting.

The area of the existing buildings is 229 sq m and the layout is an eclectic mix of buildings and finishes. The location of the existing buildings partially obstructs the view from the dwelling currently under construction (PA16/00024/B).

## Proposed Works

The proposed stable and garden stores are a smaller scale than the existing and comprise a single storey building with a pitched roof. The area of the proposed building is 143 sq m and this is a reduction of 86 sq m from the existing.

The proposed building has been relocated to provide uninterrupted views from the main house and is slightly lower on the plot than the existing buildings

The proposed building is to be of traditional form with a pitched roof so it fits in better with the proposed dwelling and surrounding area. The walls are to be finished in natural stone and the roof to have an imitation slate finish.

On demolition of the existing building the area will be landscaped as part of the construction for the main house.

We have included removing some leylandi trees as a part of the application as they have become too large and unstable with 2No recently blown over in recent storms. It is proposed that these are replaced with more suitably sized deciduous trees more suited to the location.

### Summary

The proposal is to remove a group of buildings in various states of repair and replace with a new building of smaller scale and traditional design which will an improvement on the existing landscape.
