Re: Proposed landscaping works • Rushen Abbey • Ballasalla

We enclose 4 copies of drawings, as indicated on the enclosed drawing register, for the full planning application and conservation area consent for the above-mentioned project, together with copies of the relevant completed application forms.

We note that there is no application fee payable in respect of this.

Further to your letter of 12 May, we would note the following:

01 The location and site plans show two red lines indicating the land owned by Manx National Heritage, which is effectively a "donut" in shape.

02 The makeup of the infill material is noted on the drawings. The source of the top soil will be dependant on the contractor, when appointed.

03 The descriptions of areas K and R have been amended. 04 The lengths of the replacement / new fencing and gates are indicated on the site plan. 05 The correct forms are included. If you require any additional information, please do contact us Yours faithfully

#### 01 Application Details

#### 02 Description

The project brief is to make improvements to the grounds of Rushen Abbey through the replacement of the wicker fences and exiting gates, which were installed approx 15+ years ago and are now in need of replacement.

Landscaping works were undertaken in 2014 at the entrance to the grounds. This application seeks approval for the further replacement of fencing and gates to match those installed as part of the 2014 landscaping works.

This application includes the infill of the 'new dig site', 'K'. The fill will consist of an inert material of sand/crushed stone and be topped with 100mm of topsoil which will be grass seeded. The overall depth will be approximately 700 to 1000 m², and the area exposed by a previous archaeological site is 1000 m². Another area, 'R', will be similarly infilled for a depth of approximately 500 to 1000 m².

Also, a new access from the car park to a hardstanding area for the delivery of materials into the site is planned. The works will be undertaken in a phased approach, with elements installed in a piecemeal manner as and when appropriate.

#### 03 Proposals

##### Replacement fences and infill panels

(Locations A, D, F, G, H on drawing 02_Site plan + key)

The existing wicker fencing panels are to be removed and replaced with timber fencing of vertical boards of variable widths, to match the fencing installed as a part of previous landscaping improvements. Tops of fencing to be level and horizontal.

**Entrance boundary + Car park (A+G)** Replacement fence to match height of existing fence panels. Existing hedges to be retained. **NE site boundary (D)** Replacement fence panels to be nominal 1.8m in height. **Abbey Restaurant fence (F)** Replacement fence panels to be nominal 1.1m in height.

##### New fence

(Locations T on drawing 02_Site plan + key)

Timber fencing of vertical boards of variable widths, to match the fencing installed as a part of previous landscaping improvements. Tops of fencing to be level and horizontal.

##### Replacement gates

(Locations B, C, E, J, P)

Existing gates are to be replaced with variable width vertical timber boards to match the new fences overclad onto galvanised steel gate frames and posts. The gates are to appear as a continuation of the fencing when closed, with the top of gates lining through with top of adjacent fences.

**West boundary (J)**

Replacement gate to match existing gate height.

##### New opening + gates

(Location M)

A new opening in the car park hedge is to be made through to the proposed hardstanding area. This opening will be secured by the installation of new gates, which are to be as the replacement gates specification, to match.

##### New gates

(Location S + U)

To be the same specification as replacement gates.

##### New hardstanding area

(Location N)

A new hardstanding area for the delivery of materials into the site is proposed. This will be covered with a self-compacting grey angular aggregate. Size to be approx 4x5m to allow vehicles to park and secure the new gates to the car park behind them.

##### New footpath

(Location L)

The new path is to match the proposed hardstanding area, with self-compacting grey angular aggregate.

##### Infill / grassed area

(Location K + R)

It is proposed that the 'new dig' site at K is to be infilled, approximately 700 to 1000 m², and the existing timber fencing to the perimeter to be removed. The area will be filled with an inert material with topsoil and grass seeded on top. The level is to be consistent with the surrounding ground level.

The area at R is to be similarly infilled for a depth of approximately 500 to 1000 m², with levels consistent with the surrounding ground level.
