The application site is the Farmhouse, Ballerghy Farm, Lhergy Cripperty, Union Mills.

This is a full planning application to propose the demolition of the western portion of the building, alterations to existing openings, the creation of new openings and the installation of replacement windows and doors throughout.

## Site

The application site is a rural site located off Lhergy Cripperty, approximately 1 mile West-Southwest of Union Mills, between Peel Road and Cool Road. The site can be viewed from Lergity Cripperty, 0.4km away and Peel Road, 1.1km away.

The building is a traditional two-storey, three-bay Marw farmhouse with a catslide extension to the rear.

## Justification + Proposal

The proposal includes the removal of the catslide extension to the West Elevation, removing the half level accommodation to the rear of the building. The internal layouts will be reorganised, moving the living, dining and kitchen areas to upper level with 2 no. bedrooms and bathroom to the ground floor.

Following the demolition of the catslide extension the existing openings to the resulting external wall will be retained. Privacy to the ground floor bedrooms will be maintained by retaining the solid masonry walls, without additional windows to the lower west elevation.

The existing vertical opening, which currently accommodates the staircase will be glazed and a new timber entrance door installed to the ground floor. A clerestory window is proposed to the eaves level of the west elevation to allow light to penetrate the first floor living spaces.

The existing windows are uPVC double glazed units of a variety of types; which have replaced the original timber windows. The existing windows are of varying condition and do not visually appear as consistent set.

The proposal is to replace the below standard uPVC windows with thermally efficient double glazed units in aluminium/timber composite frames. The majority of these will be single pane double glazed units in opening casement frames, as can be seen in many similar buildings around the island. As the only public views of the property are long distance views, these will not present a noticeably different appearance than a more traditional sash window with transom.

## Relevant Planning Policy

The relevant policies in the Strategic Plan 2007 are; Strategic Policy 12 "Favourable consideration will generally be given to proposals for improving the quality and condition of the existing housing stock..."

This proposal seeks to upgrade and refurbish the existing farmhouse. The internal floor plans are to be reconfigured making the house suitable for 21st century living. This will include upgrading elements of the building envelope, such as the roof and windows, as well as rationalising the external pipework and services, reducing their visual impact.

Planning Circular 1/98 'The Alteration and Replacement of Windows'

"If the original windows are still in place they should preferably be repaired, if the repair is impracticable, replacement windows must be the same as the originals..."

The original windows have been replaced in the past with uPVC windows. The proposal is to replace the existing below standard uPVC windows with thermally efficient double glazed units in aluminium/timber composite frames. Improving both the thermal efficiency and visual impact of the building.
